Why North York quotes vary so wildly
Homeowners in North York routinely get quotes that differ by a factor of three for what sounds like the same job. That is not usually because one company is gouging. It is because the GTA has no standard for what a Christmas light quote includes, so you end up comparing numbers that cover genuinely different things.
Four variables account for almost all of it:
- Does the price include January takedown, or is that a separate invoice later?
- Who owns the lights — are you buying them, or is the installer supplying, maintaining and replacing them?
- Is off-season storage included, or do the boxes come back to your garage?
- Are in-season repairs free, or billed per callout?
Get those four answers from every quote and most of the spread disappears.
The four kinds of company bidding your job
Broadly, North York homeowners get quotes from four different types of business, and they are not interchangeable:
The national franchise
Polished process, branded trucks, call centre booking. Typically the most expensive option in the GTA, often quoting well over $2,000 for a mid-sized home, and usually on a multi-year lease where you never own anything. The work is generally good. You are paying for the overhead of a franchise system on top of it.
The landscaping or holiday-lighting specialist
Companies that light houses as a seasonal extension of landscaping or exterior services. This is usually the best balance in North York: commercial materials, experienced crews, local routes and no franchise markup. Quality varies by operator, so the checklist below matters.
The general handyman
Cheapest per hour, and fine for a simple single-storey roofline. The risks are real on anything taller: ask specifically about liability insurance and about working at height, and be aware that you are usually buying retail light sets that will not be cut to fit and will not last.
Doing it yourself
Genuinely the right answer for some houses — a low bungalow with a straight front roofline and a stable place to put a ladder. It stops being the right answer at the second storey. Falls from ladders are the most common serious home-maintenance injury in Canada, and November roof edges in North York are wet, cold and often iced before you expect them to be.
The 9-point checklist
Ask every company in North York these nine questions. The answers sort the field fast.
- Is takedown included in this number? The most common hidden cost in the industry.
- Where are the lights stored over the summer? "At your place" means you own the problem.
- What colour temperature are the bulbs, in Kelvin? 2700K is warm. If they cannot answer, they do not know what they are buying.
- Are the bulbs one-piece sealed or two-piece? Two-piece bulbs admit water at the lens seam and fail early.
- Is the socket wire cut to my roofline? If they are using moulded retail sets, the runs will not end where your roof does.
- What happens if a section fails on December 20th? Listen for whether a callout costs you money.
- Can I see a certificate of insurance? A professional produces it without hesitating.
- How do you attach to my eaves? The answer should be clips. Not nails, not screws, not adhesive.
- What does year two cost? If the lights are already cut to your house and stored, year two should be simple and the rate should not jump.
Red flags
- A quote given without knowing your roofline length or storey count. Those are the two inputs that set the price. A number given without them is a guess.
- Pressure to sign today. Routes do fill, and that is a genuine constraint, but a real installer will tell you which dates are left rather than manufacture a deadline.
- No written scope. "The front of the house" means different things to you and to the person on the ladder. Peaks, returns down the sides, garage, porch — it should be written down.
- Full payment up front. A deposit is normal and reasonable; it buys the material cut for your house. The full amount before any work is not.
- Vague insurance answers. Someone is going up a ladder on your property. This is not a rude question.
What a fair North York price looks like
North York holds some of the tallest residential rooflines in the GTA. Hoggs Hollow and the Bridle Path are three-storey custom builds with stacked upper peaks and ravine-side drops where no homeowner should be standing on a ladder. Willowdale's infill rebuilds are tall and narrow with multiple front gables.
Benchmarked against that housing stock, a reasonable all-in seasonal price in North York looks like this — these are MANTLE’s own published rates, and you are welcome to use them as a yardstick against anyone else’s quote:
| What we light | Rate |
|---|---|
| Roofline — single storey | $6.00 / linear ft |
| Roofline — two storey or steep pitch | $8.00 / linear ft |
| Roofline — three storey or upper peaks | $10.00 / linear ft |
| Large job bump (over 250 ft, any height) | + $0.50 / ft |
| Tree wrap — small / medium / large | $75 / $150 / $275 |
| Bushes | $35 each |
| Wreath hung / garland | $40 / $25 per ft |
| Columns or pillars wrapped | $60 each |
| Walkway stakes | $12 each (min. 10) |
| Minimum job | $500 |
| Home | Roofline | Season price |
|---|---|---|
| Small bungalow or semi, front roofline only | 100 ft | $600 |
| Typical North York single storey | 140 ft | $840 |
| Typical North York two storey | 200 ft | $1,600 |
| Large two storey, front and side | 260 ft | $2,210 |
| Three storey with upper peaks | 300 ft | $3,150 |
Most North York homes we quote come in around 260 linear feet at the three-storey rate, which works out to roughly $2,730 for the season including takedown and storage. Trees, columns and walkway stakes are added on top of the roofline number.
When to book
September and October. Installers work in routes — a cluster of houses in one area on one day — so your install date depends on when your neighbourhood comes up, not on when you call. By late November the schedule for North York is largely fixed. If you are reading this in November it is still worth a call, because cancellations happen, but your choice of date will be narrow.
What MANTLE does, so you can compare like for like
We install across Bayview Village, Willowdale, York Mills, Hoggs Hollow, Bridle Path, Don Mills and Armour Heights. Our answers to our own nine questions: takedown and storage are included in the quoted price; we own and maintain the lights; bulbs are one-piece sealed commercial C9 LED at 2700K, full-wave rectified; socket wire is cut to your roofline and bulbed on a bench before we arrive; in-season repairs are free; we carry $2M general liability and will send the certificate before we start; we attach with clips only; and year two is the same rate with the design already made.
Quotes are done on the phone in about five minutes — no site visit and no sales appointment. See the full North York Christmas light installation page or the detailed North York cost breakdown.
What actually goes on your house
There is a wide gap between what a big-box set does and what a commercial install uses, and it shows most in year two. Here is our spec, exactly:
- Commercial C9 LED, 2700K warm white. "Warm white" is an unregulated phrase — some sellers run 4000K, which reads cold blue against brick. We specify the Kelvin number. 2700K is the warm, incandescent-looking bulb you see on the houses that look expensive.
- One-piece sealed bulbs, faceted lens. Two-piece bulbs let water into the lens seam and start failing in season two or three. Ours are sealed.
- Full-wave rectified. Cheap LED strings flicker on camera. Yours will photograph properly.
- Cut to fit your roofline. Socket wire is cut to your house and bulbed on a workbench, not improvised on a ladder in the cold. Every run ends exactly where the roof does.
- Wire matched to your eaves. White wire on white fascia, brown on brown. In daylight the line should disappear — that is the professional tell.
- No nails, screws or adhesive. Clips only, sized to your fascia, gutter or shingle. Nothing is drilled into your house.
Frequently asked
How do I choose a Christmas light installer in North York?
Judge on five things: whether the quote includes January takedown, whether off-season storage is included, who owns the lights, whether in-season repairs are free, and whether they can produce a certificate of insurance. Those five answers explain almost every price difference you will see between North York quotes.
What is a fair price for Christmas lights in North York?
A fair all-in seasonal price in North York is $6.00 to $10.00 per linear foot of roofline depending on height, with a minimum around $500. A typical North York home at about 260 feet should be near $2,730. Quotes far below that usually exclude takedown, exclude the lights themselves, or both.
When should I book Christmas light installation?
September and October are the right months. Installers run routes rather than single jobs, so once the days covering your area are full, there is often no way to add to them. By late November most established North York installers are working through a fixed schedule.
Should I buy my own lights?
Generally no. Retail light sets are moulded in fixed lengths and cannot be cut to a roofline, so they never sit right, and they usually fail within two or three winters. Installers who own and maintain commercial C9 strands cut to your house produce a different-looking result and carry the replacement cost themselves.
What does 'warm white' actually mean?
On its own, nothing — it is an unregulated marketing phrase. Ask for the colour temperature in Kelvin. 2700K is the warm, incandescent-looking light people picture. Some sellers label 4000K bulbs as warm white, and at 4000K the display reads cold and blue against brick and stone.
Is a cheap quote always a bad sign?
Not always, but it is always worth one question: 'does that include taking them down in January?' If the answer is no, add $150 to $300 to the quote before comparing it. If the lights are also yours to keep and store, add the cost of replacing them in three years.
