L'Amoreaux Park proximity: Homes along Birchmount, McNicoll, and streets bordering L'Amoreaux Park face enhanced pollen exposure from the park's mature tree canopy. During May-June, south and southwest winds carry pollen directly from the park into adjacent homes. These homes need minimum 2x/year cleaning to manage the heavier-than-average pollen load. North-facing windows backing onto the park are the worst affected — they get pollen AND stay shaded, so rain never fully cleans them.
1970s-1980s window upgrades: Many L'Amoreaux homes were built in the 1970s-1980s with original sealed units that are now 40-50 years old — well past the typical 15-25 year lifespan of double-pane seals.
