DECK CARE GUIDE

Deck Cleaning & Staining Guide
for Toronto Homeowners

Your deck just survived a Toronto winter. Here's how to bring it back — and keep it looking great all summer.

Toronto's freeze-thaw cycles, heavy snow loads, and road salt exposure make decks deteriorate faster than almost any other exterior surface. The good news: spring cleaning and maintenance can add 5-10 years to your deck's lifespan.

⚠️ Composite deck owners: High-pressure washing voids most Trex, TimberTech, and Fiberon warranties. Even if the deck "can handle it," the warranty won't cover damage if you used high pressure. Always check your warranty card before cleaning.

The 5-Step Professional Deck Cleaning Process

  1. Inspection — Check for structural issues (loose boards, nail pops, rot). Mark any boards needing repair.
  2. Pre-treatment — Apply mold/mildew/algae treatment. Let it dwell 10-15 minutes to kill growth at the root.
  3. Soft wash — Low-pressure clean (500-1200 PSI) with wood-safe detergent. Work with the grain, not against it. Even pressure, consistent distance.
  4. Brightening — Apply wood brightener (oxalic acid solution) to restore natural colour and neutralize cleaning agents. This step is critical before staining.
  5. Dry time — Let deck dry 24-48 hours before staining. Wood moisture content should be below 15% (we test with a moisture meter).

When to Clean vs When to Stain

MonthActivityConditions Needed
Late AprilInspect + assessSnow fully melted, deck dry enough to walk on
Early MayClean + brightenTemp above 5°C, no rain for 24 hours
Late May – Early JuneStain (if needed)Temp 10-25°C, no rain for 48 hours, wood dry (under 15% moisture)
Avoid July-AugustToo hot for staining (stain dries too fast, won't penetrate)
SeptemberSecond stain windowCooler temps, lower humidity. Good backup if spring was too wet.
The staining window: Toronto has about 3-4 weeks of ideal staining weather (late May to mid-June). Book early — every deck owner is trying to stain during the same window, and professionals book up fast.

DIY vs Professional

FactorDIYProfessional
Cost (clean only)$30-$75 (rental + products)$179 – $449
Time4-8 hours2-3 hours
Risk of damageHigh (wrong PSI = destroyed fibres)Low (calibrated equipment)
Mold treatmentConsumer products (surface level)Commercial grade (kills at root)
Brightening stepOften skippedAlways included
Result qualityUneven, potential fuzzingConsistent, preserved grain
Warranty protectionAt risk (wrong technique)Preserved (documented process)

Our honest take: If you own a pressure washer and know your deck material's PSI limit, basic cleaning is DIY-able. But if you're renting a machine and guessing — the risk of $2,000-$5,000 in board replacement isn't worth saving $200.
