If you see black streaks running down your roof or green moss growing between shingles, you're not alone — it's one of the most common exterior problems for Toronto homeowners. The good news: it's treatable. The bad news: the most obvious "fix" (pressure washing) will destroy your roof.
Black Streaks: What They Actually Are
Those black streaks aren't dirt. They're Gloeocapsa magma — a blue-green algae that feeds on the limestone filler in your asphalt shingles. The black colour is the algae's UV-protective pigment (like a tiny sunscreen layer).
Why Toronto is a hotspot:
- Humidity: Lake Ontario moderates Toronto's climate but adds moisture — algae loves humidity.
- Tree canopy: Shade keeps roof sections damp longer, especially north-facing slopes.
- Limestone filler: Most shingles sold in Ontario use limestone filler — it's literally algae food.
- Spore spread: Algae spores travel via wind. One affected roof can spread to an entire street within 2-3 years.
Green Moss: The Bigger Problem
Moss is more serious than algae. While algae is mostly cosmetic (damages shingles slowly over 5-10 years), moss causes active damage:
- Root system lifts shingles — Moss roots (rhizoids) grow into shingle gaps, lifting edges and creating water entry points.
- Holds moisture against shingles — Like a sponge sitting on your roof 24/7. Accelerates shingle decomposition.
- Traps debris — Creates a dam that holds leaves, seeds, and water. More debris = more moisture = more growth.
- Freeze damage — Frozen moss expands, further lifting shingles. Toronto's 80+ freeze-thaw cycles make this exponentially worse.
Pressure Washing vs Soft Washing
❌ Pressure Washing
Blows off protective granules. Forces water under shingle overlaps. Cracks aged shingles. Voids manufacturer warranty. Each pass removes years of shingle life. Looks clean for a month — then algae returns faster (you removed the granules that slow growth).
✅ Soft Washing
Garden-hose pressure + roof-safe solution (sodium hypochlorite-based). Kills algae/moss at the root. Dead organism washes away naturally with rain over 1-2 months. Preserves granules. Preserves warranty. Results last 2-3 years vs 2-3 months for pressure.
GTA Neighbourhoods Most Affected
- Heavy canopy areas: High Park, Forest Hill, Lawrence Park, Rosedale, The Kingsway, Moore Park, Wychwood — north-facing slopes stay damp, heavy shade from mature trees
- Near ravines: Don Valley, Humber Valley, Rouge Valley — humidity from water features + canopy shade
- Older roofs (15+ years): More porous shingles = more algae food. Scarborough, East York, older Etobicoke — large stock of 1990s-2010s roofs entering their moss-prone years
- North-facing slopes everywhere: Any home with significant north-facing roof area is at risk, regardless of neighbourhood
Prevention — Stop It Before It Starts
- Trim overhanging branches — More sunlight = less moisture = less growth. Keep branches 6+ feet from roof.
- Clean gutters regularly — Overflowing gutters splash debris-laden water onto the roof edge, feeding algae at the eave line.
- Install zinc or copper strips — Metal strips along the ridge release ions when wet that inhibit algae growth. Lasts 15-20 years. Cost: $200-$500 installed.
- Choose algae-resistant shingles — When replacing, specify AR (algae-resistant) shingles with copper granules. Standard on premium shingles now.
- Maintain attic ventilation — Proper ventilation keeps roof surface temperature even, reducing condensation that feeds growth.
How MANTLE Helps
We're a window, gutter, and pressure washing company — not a roofing company. But here's how we connect:
- Gutter cleaning prevents moss-feeding overflow — Clean gutters = less water splash on roof edges
- We spot moss during gutter cleaning — We're on ladders looking at your roof anyway. We'll tell you if we see growth starting.
- Soft wash siding and exterior — Same technique used for roofs. If you're getting siding cleaned, ask about roof treatment.
- We'll refer roofers when needed — If your roof needs professional moss removal or replacement, we'll recommend, not upsell.
Start With Clean Gutters
Gutter cleaning prevents the overflow that feeds roof moss. We'll flag any roof concerns during service.
