If you see black streaks running down your roof or green moss growing between shingles, you're not alone — it's one of the most common exterior problems for Toronto homeowners. The good news: it's treatable. The bad news: the most obvious "fix" (pressure washing) will destroy your roof.

Black Streaks: What They Actually Are

Those black streaks aren't dirt. They're Gloeocapsa magma — a blue-green algae that feeds on the limestone filler in your asphalt shingles. The black colour is the algae's UV-protective pigment (like a tiny sunscreen layer).

Green Moss: The Bigger Problem

Moss is more serious than algae. While algae is mostly cosmetic (damages shingles slowly over 5-10 years), moss causes active damage:

Pressure Washing vs Soft Washing

❌ Pressure Washing

Blows off protective granules. Forces water under shingle overlaps. Cracks aged shingles. Voids manufacturer warranty. Each pass removes years of shingle life. Looks clean for a month — then algae returns faster (you removed the granules that slow growth).

✅ Soft Washing

Garden-hose pressure + roof-safe solution (sodium hypochlorite-based). Kills algae/moss at the root. Dead organism washes away naturally with rain over 1-2 months. Preserves granules. Preserves warranty. Results last 2-3 years vs 2-3 months for pressure.

Warranty warning: Most asphalt shingle manufacturers (CertainTeed, IKO, BP, GAF) explicitly void warranty coverage if the roof has been pressure washed. Your 25-year warranty becomes worthless after one pressure washing. Always check your warranty terms before allowing anyone on your roof with a pressure washer.

Prevention — Stop It Before It Starts

  1. Trim overhanging branches — More sunlight = less moisture = less growth. Keep branches 6+ feet from roof.
  2. Clean gutters regularly — Overflowing gutters splash debris-laden water onto the roof edge, feeding algae at the eave line.
  3. Install zinc or copper strips — Metal strips along the ridge release ions when wet that inhibit algae growth. Lasts 15-20 years. Cost: $200-$500 installed.
  4. Choose algae-resistant shingles — When replacing, specify AR (algae-resistant) shingles with copper granules. Standard on premium shingles now.
  5. Maintain attic ventilation — Proper ventilation keeps roof surface temperature even, reducing condensation that feeds growth.
The zinc strip trick: Install 3-4 inch zinc strips along the roof ridge. When rain washes over the zinc, it releases zinc ions that flow down the entire roof surface, inhibiting algae for the life of the strip (15-20 years). Cost: $200-$500. Much cheaper than repeated cleaning. Available at Home Depot.
