Algae and mould growth on north-facing soffits and fascia. Caused by moisture + shade. Spreads rapidly in humid spring months.

Materials & Cleaning Methods
- Aluminum soffits (most common in Toronto): Soft wash with low-pressure rinse. Avoid high pressure — aluminum dents easily. Oxidation (white chalky residue) is normal on older aluminum; cleaning won't remove oxidation but prevents further buildup on top.
- Vinyl soffits: Soft wash with vinyl-safe cleaner. No heat near vinyl (pressure washer exhaust). Check for warping — warped vinyl means heat damage or inadequate ventilation.
- Wood fascia (older Toronto homes): Gentle wash, inspect for soft spots. Soft wood = rot. Clean first, then probe with a screwdriver. Budget $15-$30/linear foot for wood fascia replacement if needed.
- Aluminum fascia wrap: Most Toronto homes built after 1980 have wood fascia wrapped in aluminum. Clean the aluminum — but if water is getting behind the wrap (visible bubbling or rust stains), the wood underneath may be rotting. Flag for inspection.
