Christmas lights for Pickering homes
Rosebank and Rougemount are mature, treed, lakeside-adjacent streets with wide single and two-storey homes. Amberlea and Liverpool are solid 1980s and 1990s two-storeys. Claremont to the north is rural and large — long frontages, long driveways, and walkway stakes that actually earn their keep.
The reason most people stop doing this themselves is not the money. It is standing on a ladder on a cold, wet roof edge in late November, holding a string that is six feet too short, in the dark, because the sun set at 4:40. MANTLE takes the whole thing off your hands: we design it, we cut the strands to your house, we install them, we fix anything that fails, we take it down in January, and we keep it until next year.
We work across Rosebank, Amberlea, Rougemount, Liverpool, Brock Ridge and Claremont, and along Kingston Road, Whites Road and Brock Road.

Pickering Christmas light pricing (2026)
Roofline is priced by the linear foot, by how high the roof edge is. Everything else is a flat add-on. These are the real rates — the number we quote on the phone is the number on your invoice.
| What we light | Rate |
|---|---|
| Roofline — single storey | $6.00 / linear ft |
| Roofline — two storey or steep pitch | $8.00 / linear ft |
| Roofline — three storey or upper peaks | $10.00 / linear ft |
| Large job bump (over 250 ft, any height) | + $0.50 / ft |
| Tree wrap — small / medium / large | $75 / $150 / $275 |
| Bushes | $35 each |
| Wreath hung / garland | $40 / $25 per ft |
| Columns or pillars wrapped | $60 each |
| Walkway stakes | $12 each (min. 10) |
| Minimum job | $500 |
What that looks like on a real Pickering house
| Home | Roofline | Season price |
|---|---|---|
| Small bungalow or semi, front roofline only | 100 ft | $600 |
| Typical Pickering single storey | 140 ft | $840 |
| Typical Pickering two storey | 200 ft | $1,600 |
| Large two storey, front and side | 260 ft | $2,210 |
| Three storey with upper peaks | 300 ft | $3,150 |
Most Pickering homes we quote come in around 180 linear feet at the two-storey rate, which works out to roughly $1,440 for the season including takedown and storage. Trees, columns and walkway stakes are added on top of the roofline number.
How to measure your own roofline in two minutes
You do not need a ladder and you do not need us to come out. Stand at the curb and count the sections of roof edge you want lit, then pace each one — one normal stride is close enough to three feet. Add the sections together. That number times the rate above is your price, and it is almost always within 10% of what we quote on the phone.
- Count the peaks. Every gable on the front face has two sloped edges, and both get lit. This is the number most people forget, and it is usually where an estimate goes 30 or 40 feet light.
- Decide front-only or wrap-around. Front-only is what most Pickering homes get. Returning down the sides adds footage but makes the house read as lit from down the street.
- Note your storeys. If the roof edge is above the second-floor windows it is the two-storey rate, because it is a taller ladder and a second person.
- Look at your eaves colour. White or brown. We match the socket wire to it so the line disappears in daylight.
What actually goes on your house
There is a wide gap between what a big-box set does and what a commercial install uses, and it shows most in year two. Here is our spec, exactly:
- Commercial C9 LED, 2700K warm white. "Warm white" is an unregulated phrase — some sellers run 4000K, which reads cold blue against brick. We specify the Kelvin number. 2700K is the warm, incandescent-looking bulb you see on the houses that look expensive.
- One-piece sealed bulbs, faceted lens. Two-piece bulbs let water into the lens seam and start failing in season two or three. Ours are sealed.
- Full-wave rectified. Cheap LED strings flicker on camera. Yours will photograph properly.
- Cut to fit your roofline. Socket wire is cut to your house and bulbed on a workbench, not improvised on a ladder in the cold. Every run ends exactly where the roof does.
- Wire matched to your eaves. White wire on white fascia, brown on brown. In daylight the line should disappear — that is the professional tell.
- No nails, screws or adhesive. Clips only, sized to your fascia, gutter or shingle. Nothing is drilled into your house.
How it works
Phone quote, same day
No site visit needed. Give us the address and tell us single or two storey — we pull up your roofline and quote you on the call.
50% deposit books it
Your deposit buys the material cut for your house and locks your install date on the Pickering route.
Install
Strands arrive pre-bulbed and pre-clipped. Most homes are done in a single visit, and we test the full display before leaving.
Repairs included
Anything goes out between install and New Year, we come back and fix it. No charge, no argument.
January takedown
We pull everything down in January and take it with us. Nothing goes in your garage.
Stored for next year
Your strands are labelled and stored. Next season they already fit, so rebooking is one phone call.
Booking and the Pickering route
Installs run as routes, not one-offs — we light a cluster of houses in one area on one day. That is why booking early matters more than it looks: once the Pickering route days are full for the season, we cannot add to them without pushing someone else. A 50% deposit holds your date. Takedown is scheduled in January and does not need you to be home.
Questions Pickering homeowners ask
How much does Christmas light installation cost in Pickering?
Roofline lighting in Pickering is $6.00 per linear foot single storey, $8.00 two storey and $10.00 for three storey or upper peaks, with a $500 minimum job. A typical Pickering home runs about 180 linear feet, which comes to roughly $1,440 for the season. That one price covers installation, every repair during the season, January takedown and off-season storage.
Do you provide the lights or do I buy them?
MANTLE provides everything. We use commercial C9 LED bulbs at 2700K warm white on socket wire cut to fit your roofline, plus all clips, timers and cords. You never buy, store or untangle anything. Retail light sets cannot be cut to length, which is why we do not use them.
Is removal and storage included in the price?
Yes, both. We take the display down in January and store your strands off-season. There is no separate removal charge and no storage fee. Because the strands are already cut to your house, year two is a single phone call to rebook.
What if a bulb or a section fails during the season?
We come back and fix it at no charge, any time between installation and the new year. In-season repair is built into the quoted price rather than sold as a maintenance add-on.
Can I choose coloured lights?
We install 2700K warm white C9 as our standard. Socket wire is cut to a specific roofline, so coloured strands cannot be reused on another house, and that is what makes multi-colour displays expensive elsewhere. Standardising on one premium warm white is how we hold the price at $6 a foot.
Will the clips damage my eaves, shingles or brick?
No. We use clip systems sized to your fascia, gutter lip or shingle edge. Nothing is nailed, screwed or glued to your home, and clips come off with the lights in January.
Are you insured?
MANTLE carries $2 million in general liability insurance. A certificate of insurance is available on request before any work starts.
Which Pickering neighbourhoods do you cover?
All of Pickering, including Rosebank, Amberlea, Rougemount, Liverpool, Brock Ridge and Claremont. Installs are grouped by route, so booking early gets you a better choice of date.
