Condo shadow + wind tunnel: The new condo towers along Yonge between Finch and Empress create two effects on nearby low-rise homes: (1) Shadow — reduced sunlight keeps surfaces damp longer, promoting algae and mould growth on north-facing walls and windows. (2) Wind acceleration — tall buildings funnel wind down to street level, blowing road dust and debris into residential side streets at higher speeds than normal. Homes on streets like Branson Court and Westminster Avenue experience both effects. Clean more frequently (3x/year) if you're in a condo shadow zone.
Finch bus terminal effect: Finch Station is one of the TTC's busiest bus terminals — 20+ routes converge here, with diesel buses idling and departing continuously from 5 AM to 1 AM. The diesel particulate plume drifts south and east with prevailing winds.
