- Efflorescence (white staining): The most visible cosmetic issue. Water penetrates brick or stone, dissolves mineral salts, and deposits them on the surface as a white crystalline powder. Mild efflorescence is cosmetic; persistent efflorescence indicates ongoing water penetration — a drainage or flashing issue that needs repair.
- Green/black biological growth: North-facing chimney surfaces grow algae (green) and lichen (black/grey) because they receive minimal direct sunlight. In Toronto, north-face chimney algae appears within 2-3 years of a clean. It's unsightly but also holds moisture against the brick, accelerating freeze-thaw damage.

Spalling brick faces (brick flaking = water damage inside the brick — needs assessment). Cracked or missing chimney crown (water enters the chimney structure). Damaged or missing cap (rain, snow, and animals enter the flue). Leaning chimney (structural — get engineer assessment immediately).
Chimney crown vs cap — know the difference: The crown is the concrete/mortar cap that seals the top of the chimney structure around the flue. The cap is the metal cover that sits on top of the crown, covering the flue opening. Both fail independently. A cracked crown lets water into the chimney masonry. A missing cap lets rain, snow, raccoons, and birds into your flue. Both need annual inspection — you can't see either from the ground.
