You're about to list your home. The interior is staged, the photos are scheduled, and your realtor is optimistic about the price.

But here's what most sellers miss: buyers decide in 7 seconds. And the first thing they see isn't your kitchen island or your bathroom renovation — it's the exterior. Dirty windows, stained driveway, clogged gutters visible from the street — these signal deferred maintenance and give buyers a reason to lowball before they even walk in.

The 12-Task Pre-Listing Exterior Checklist

1. Window Cleaning (Interior + Exterior)

HIGH IMPACT

This is the single highest-ROI exterior task. Clean windows let in 30-40% more natural light, making every room look bigger, brighter, and more inviting. Dirty windows do the opposite — they make expensive renovations look dull.

2. Driveway & Walkway Pressure Washing

4. Gutter Cleaning

MEDIUM IMPACT

5. Siding / Brick Wash

MEDIUM IMPACT

Green algae on north-facing siding. Black streaks on brick. Mildew stains around the foundation. These are common across the GTA and easily removed with soft washing. The difference is dramatic — especially in listing photos.

6. Deck / Patio Cleaning

MEDIUM IMPACT

Buyers want to envision barbecues and morning coffee. A grey, mossy deck doesn't inspire that vision. Pressure wash the deck, clean railings, and if it's a wood deck, consider a fresh stain coat.

7. Garage Door Clean

MEDIUM IMPACT

Often the single largest surface on the front of the house. A dirty garage door drags down everything around it. Pressure wash or hand-wash depending on material.

Cost: $50-$100 (usually included in full pressure wash)

8. Fence & Gate Cleaning

MODERATE IMPACT

Visible from the street? Clean it. Green algae, mildew, and weathering make fences look old. Pressure washing can take 10 years off a wood fence's appearance.

Cost: $100-$300 depending on length

9. Roof Inspection (Visual)

MODERATE IMPACT

You don't need to clean the roof unless it has visible black streaks (algae) or moss. But do a visual check — missing shingles, damaged flashing, and sagging are red flags that buyers' agents will catch. Fix before listing.

10. Exterior Light Fixtures

MODERATE IMPACT

Spider webs, dead bugs, oxidation. Takes 10 minutes to wipe down every exterior light. Make sure all bulbs work — evening/twilight showings need exterior lighting.

11. House Numbers & Mailbox

MODERATE IMPACT

Can buyers find your house? Are the numbers clean, visible, and modern? If they're faded or dated, replace them. $20-$50 investment that affects first impression.

12. Outdoor Furniture & Staging

MODERATE IMPACT

Clean or remove outdoor furniture. A clean bistro set on a freshly washed porch tells a story. Rusted chairs and a faded umbrella tell a different one.
