Winter in Toronto is brutal on homes. Ice, salt, freeze-thaw cycles, and months of debris buildup take their toll on every surface. As temperatures rise, the damage becomes visible — dirty windows, clogged gutters, stained driveways, and weathered siding.
This checklist covers everything GTA homeowners need to address in spring, organized by priority and difficulty. Print it, bookmark it, and work through it before summer arrives.
Exterior Checklist (Start Here)
Your home's exterior took the worst beating over winter. These tasks should be your first priority once temperatures consistently stay above 5°C (usually mid-April in the GTA).
- ☐ Clean gutters and eavestroughs — Clear winter debris, leaves, shingle grit, and ice dam residue. Clogged gutters cause water damage, foundation issues, and fascia rot. This is the single most important spring task for protecting your home.
- ☐ Inspect and flush downspouts — Run a hose through each downspout to ensure water flows freely and away from your foundation. Look for cracks, loose joints, and sagging sections.
- ☐ Wash all windows — Inside and out, including screens, sills, tracks, and frames. Winter salt spray, road grime, and condensation leave a thick film that blocks natural light. Professional purified water cleaning removes mineral deposits that DIY methods can't.
- ☐ Pressure wash driveway and walkways — Salt stains, oil drips, and winter grime make concrete look years older. A good pressure wash restores the original appearance and prevents permanent staining.
- ☐ Check siding — Look for cracks, warping, mould growth, or damage from ice. Pay special attention to north-facing walls where moisture accumulates. Catch small issues now before they become expensive repairs.
- ☐ Inspect roof from ground level — Look for missing, cracked, or curling shingles. Check flashing around chimneys, vents, and skylights. If anything looks off, call a roofer before spring rains start.
- ☐ Clean exterior light fixtures — Remove dead insects, cobwebs, and grime. Check that all bulbs work. Good outdoor lighting improves both curb appeal and security.
- ☐ Power wash and reseal deck/fence — Winter moisture breaks down sealant. Pressure wash to remove grey weathering, then apply fresh sealant or stain. This extends the life of your wood by years.
- ☐ Check and repair caulking — Inspect caulking around windows, doors, and where siding meets trim. Cracked or missing caulking lets water and air infiltrate, causing damage and raising energy bills.
- ☐ Inspect foundation — Walk around your home and look for new cracks, efflorescence (white salt deposits), or signs of water pooling. Address drainage issues before the spring thaw saturates the ground.
Interior Checklist
Once the exterior is handled, tackle these interior tasks to improve air quality, comfort, and efficiency heading into summer.
- ☐ Replace HVAC filters — Dirty filters reduce efficiency and circulate dust. Replace furnace filters and clean A/C returns. Consider upgrading to HEPA filters if you have allergies.
- ☐ Test smoke and CO detectors — Press the test button on every unit. Replace batteries if they're more than 6 months old. Replace the entire unit if it's older than 10 years.
- ☐ Deep clean carpets and upholstery — Winter boots track in salt, dirt, and moisture. A professional deep clean or rental machine removes embedded grime and refreshes your home for spring.
- ☐ Check window and door caulking — From inside, feel for drafts around window frames and door seals. Re-caulk where needed. This directly reduces your summer cooling costs.
- ☐ Inspect basement for moisture — Look for new cracks, water stains, or musty smells. Spring thaw is when basement leaks are most likely to appear. Catch them early.
- ☐ Service A/C — Schedule a tune-up before the summer rush. Technicians are less busy in April/May, and catching issues early prevents breakdowns during heat waves.
- ☐ Clean dryer vent — Lint buildup in dryer vents is a fire hazard. Disconnect the vent hose, vacuum it out, and check the exterior vent flap. Do this at least once a year.
- ☐ Flush hot water heater — Sediment builds up at the bottom of your tank, reducing efficiency and shortening its lifespan. Attach a hose to the drain valve and flush until the water runs clear.
Landscaping & Yard
Don't forget the yard — it's the first thing visitors and neighbours see.
- ☐ Rake and dethatch lawn — Remove dead grass and debris to let new growth breathe. Overseed bare patches.
- ☐ Trim trees and shrubs — Cut back branches that touch your house (they damage siding and roof). Remove dead or crossing branches.
- ☐ Clean garden beds — Remove old mulch, pull early weeds, and add fresh mulch once soil warms up.
- ☐ Check outdoor faucets — Turn on each hose bib and check for leaks caused by winter freeze damage.
- ☐ Service lawn mower — Change oil, replace spark plug, sharpen blade, and fill with fresh gas.
The GTA Timeline: When to Do What
Toronto's spring is unpredictable. Here's the ideal timing for each task:
- Early April (5-10°C): Inspect, assess damage, plan. Order supplies.
- Mid-April (10-15°C): Gutters, downspouts, foundation inspection, interior tasks.
- Late April - May (15°C+): Window cleaning, pressure washing, deck sealing, landscaping.
- June: Final touch-ups, enjoy your refreshed home.
