Building Access — Step by Step
Notify your building (48 hours before)
Email property management or tell concierge: company name, date, time window, number of workers. Most buildings require this.
Provide insurance proof
Most condo corporations require $2M liability insurance from any service provider. Ask your cleaner for their COI (Certificate of Insurance) — send it to your property manager. MANTLE provides COI automatically.
Arrange parking
Visitor parking, loading dock, or street parking. If street parking: check Toronto's Green P for permits. Let your cleaner know the parking situation when booking — it affects pricing if they need to pay for parking.
Book service elevator (if needed)
Some buildings require service elevator booking for any equipment. Window cleaning equipment is minimal (bucket, squeegee, cloths) — but check your building's rules.
Be home or arrange access
You need to be present (or leave a key with concierge) for interior cleaning. Unlike house exteriors, condo interiors require someone to let the cleaner in.
Floor-to-Ceiling Windows — The Condo Challenge
Most Toronto condos built after 2010 feature floor-to-ceiling curtain wall glass. This creates two challenges:
- Size: Each "window" is 8-10 feet of glass — 3x the glass area of a standard window. Pricing by window count doesn't work; pricing by glass area is more accurate.
- Low-E coating (interior side): Many condo windows have Low-E (low-emissivity) coating on Surface 3 (the interior-facing surface of the outer pane). This coating is soft and can be scratched by abrasive cleaning. NEVER use razor blades, steel wool, or abrasive pads on Low-E coated glass.
